Data going back to the mid-2000s shows that the Western NC market sees a significant spike in activity, starting in March and then peaking between April and May. New listings in the region were around 500 to 900 per month between 2004 and 2009. By the mid-2010s and beyond, peak months regularly hit 1,500 to 1,800 or more new listings. The 2025 spring peak was particularly notable, where we approached nearly 1,900 new listings. Even on days that are not considered "typical" listing days, such as Monday or Tuesday, see 30 or more new listings.

People are more inclined to spend their weekends exploring neighborhoods, attending open houses, and touring properties in person. WNC continues to attract out-of-state buyers looking to relocate to the area for its natural beauty, milder climate, and quality of life. Many of these buyers time their search with spring breaks, holidays, and the end of the school year. Since the typical closing process takes 30 to 60 days, an April or May listing allows buyers to go under contract and close by June or July. This timing is a major selling point for buyers who want to be settled into their new neighborhood and school district by August.
